How do I know if my roof decking is bad?
From outside: visible sagging between rafters or a spongy feel underfoot. From the attic: water staining, delaminating plywood, dark mold patches, or daylight where there should be none. Decking problems hide under shingles, which is why we inspect from both sides.
Can you repair just the damaged sheathing?
Yes — rot is usually localized to leak zones, eaves, and around penetrations. We open the roofing over the damaged area, cut the bad sheathing back to sound wood on the rafters, and install new sheathing to match. With plank decking on older homes, we splice in matching-thickness boards.
Why did my sheathing rot in the first place?
Water from above or moisture from below. A slow flashing leak feeds rot for years before showing inside; poor attic ventilation condenses household moisture into the deck every winter. We identify and fix the cause as part of the repair — otherwise the new wood goes the same way.
